Key Responsibilities
Design and Drawing Management: Overseeing the production and coordination of all architectural and civil engineering working drawings and technical details, ensuring they are accurate, practical, and available on time.
Approvals and Compliance: Securing and managing all necessary technical approvals, including Building Regulations, NHBC (or other warranty providers) standards, and local authority agreements (e.g., S38, S104, S278 for highways and drainage).
Consultant Management: Appointing, coordinating, and managing external consultants (architects, civil/structural engineers, landscape architects, etc.), negotiating fees, and ensuring their designs align with project objectives and budget constraints.
Project and Budget Management: Producing, monitoring, and managing project delivery programmes and technical budgets, and reporting progress and financial performance to the Technical Director/Head of Technical.
Land Acquisition Support: Providing technical advice and conducting site feasibility assessments (e.g., ground conditions, utility services) to the land and planning teams during the acquisition stage, identifying potential risks and opportunities.
Liaison and Communication: Acting as the primary liaison between technical teams, site construction teams, commercial departments, sales, and external bodies (local authorities, utility companies, etc.) to ensure seamless communication and problem resolution.
Quality and Value Engineering: Undertaking value engineering assessments, ensuring buildability is considered, and promoting high-quality, economic design solutions.
Health and Safety/CDM: Ensuring all design and construction works comply with the Construction Design and Management (CDM) Regulations 2015 and other Health & Safety procedures, often undertaking the Principal Designer role.
Team Leadership: Mentoring, managing, and developing the in-house technical team (including Technical Coordinators and Administrators).
Required Skills and Qualifications
Experience: Extensive experience (typically 5+ years) in a technical management or coordination role within a residential house builder or related consultancy.
Technical Knowledge: Deep understanding of construction processes, UK Building Regulations, NHBC standards, planning laws, and associated legal agreements (S106, S278, etc.).
Software Proficiency: Competency in relevant software, especially AutoCAD and Microsoft Office suite (Word, Excel, Outlook); experience with Revit or project management tools is a bonus.
Core Competencies: Strong leadership, problem-solving, decision-making, organizational, and communication skills.
Commercial Awareness: A good understanding of the commercial aspects of design decisions and cost control.
Personal Attributes: Methodical, conscientious, detail-oriented, able to work under pressure, and a proactive team player.
