Marketing Manager - Flow Student

Location: Manchester office-based, with travel across the Flow Student portfolio when required

Salary: £35,000 - £45,000 pa depending on experience
Reporting to: Head of Marketing
Department: Flow Student Marketing

We’re already home to students across some of the UK’s best university cities, including Liverpool, Sheffield, Coventry, Nottingham, Sunderland, Canterbury, Bradford and Preston. And with major refurbishment projects continuing across the portfolio, our spaces are being upgraded and made ready for students joining us in 2026.

Our proposition is straightforward: student living that flows around you. We are building a more distinctive, commercially effective student accommodation brand. To help us do it, we are looking for a Senior Marketing Executive who can turn strategy into organised, accurate and effective activity.

This is not a role for someone who simply wants to “make content.” This role is at the heart of project management and campaign delivery, supporting strategic marketing plans and ensuring activity is relevant, timely, and creates maximum impact.  Marketing is the job of understanding an audience, making the right choices and creating demand that eventually becomes revenue.

The Role

Launched in late 2025, Flow Student is brand-new brand, and one of the UK’s fastest-growing student accommodation providers, offering affordable, well-designed student accommodation across some of the UK’s best university cities.

This important role will play a key integral part in the marketing team, at a hugely exciting time for the company as the brand takes flight and makes an impact on the sector.

The Marketing Manager will play a pivotal role in delivering Flow Student’s marketing strategy across the portfolio, leading initiatives that strengthen brand recognition, drive commercial performance, increase sales and build long-term customer loyalty.

Taking ownership of campaigns from strategic planning and briefing through to execution, performance analysis and optimisation, you will ensure marketing activity aligns with business objectives and delivers measurable results. You will identify opportunities to improve performance, drive consistency across channels and translate insights into actionable strategies that maximise impact.

What you will be responsible for

  • Leading multi-channel marketing campaigns across the Flow Student portfolio, from identifying opportunities and setting objectives through to planning, delivery, evaluation and optimisation, ensuring activity supports wider business and commercial goals.
  • Managing external agencies and suppliers, setting clear expectations, providing effective briefs and overseeing the quality, consistency and performance of their output, including SEO and paid media.
  • Planning and overseeing integrated marketing campaigns across paid social, search, email, organic social, websites, student portals, print and outdoor advertising, ensuring all channels work together effectively.
  • Developing and managing marketing plans for key booking periods, including early booking, international recruitment, January intake, Clearing and late availability, ensuring campaigns are aligned with occupancy targets and commercial priorities.
  • Overseeing brand messaging and content quality, ensuring Flow Student communicates clearly and consistently across email, web, social media, property listings and sales materials.
  • Ensuring the accuracy and consistency of property marketing information, including room types, prices, offers, availability, photography, amenities and booking links across all customer touchpoints.
  • Working with the CRM Manager to plan and oversee CRM and email marketing activity through HubSpot, ensuring effective audience segmentation, campaign testing, tracking and reporting, with insights used to improve engagement and conversion.
  • Taking ownership of website marketing content and optimisation, working with internal colleagues and external suppliers to improve property pages, customer journeys and conversion rates.
  • Developing clear, commercially focused campaign briefs that define the target audience, business objective, proposition, messaging, channel strategy, budget and desired outcomes.
  • Overseeing creative production with designers, photographers, videographers, agencies and property teams, ensuring assets are on-brand, engaging, fit for purpose and delivered to agreed deadlines.
  • Leading the development of the Flow Creators programme, supporting residents to produce credible, engaging content that brings the student experience and individual properties to life.
  • Managing marketing priorities, campaign calendars and resources, overseeing deadlines, approvals and asset libraries to ensure activity is coordinated, efficient and delivered on time.
  • Monitoring and analysing marketing performance, including leads, bookings, conversion rates and campaign effectiveness by property, city, channel and audience, identifying opportunities to improve results.
  • Producing and presenting regular performance reports that explain what is working, what is not, why performance is changing and what actions should be taken to improve results and marketing return on investment.
  • Building strong relationships with property teams and wider business stakeholders to gather local stories, student insights, photography and operational updates, ensuring marketing activity reflects local needs and opportunities.
  • Monitoring competitor activity and market trends to identify opportunities, understand changing student expectations and inform our marketing approach. Familiarity is useful; imitation is not a strategy.
  • Protecting and strengthening the Flow Student brand, ensuring consistent positioning, messaging and quality across every customer touchpoint.
  • Working closely with the Head of Marketing to translate wider marketing strategy into actionable plans, share insights, prioritise opportunities and contribute to the continued development of the Flow Student brand.

What success looks like

We will look at whether:

  • Marketing plans are aligned with business priorities and contribute to occupancy, revenue and booking targets across the portfolio.
  • Campaigns are strategically planned, delivered on time and within agreed budgets, with clear objectives and measurable outcomes.
  • Marketing activity is consistently high-quality, accurate, well-coordinated and effective across all channels.
  • You demonstrate ownership and initiative, make informed decisions and confidently manage competing priorities, projects and stakeholder expectations.
  • Marketing opportunities are proactively identified, evaluated and translated into activity that delivers measurable value.
  • Campaign performance improves through ongoing testing, analysis and optimisation, generating qualified leads and converting them into bookings.
  • External agencies and suppliers deliver high-quality work, meet agreed objectives and contribute positively to marketing performance.
  • Flow Student becomes a more distinctive, consistent, recognisable and trusted brand among prospective students and their influencers.
  • Reporting provides meaningful commercial insight and clear recommendations, helping the wider business understand marketing performance and make informed decisions.
  • Strong working relationships are established across marketing, sales and property teams, ensuring activity supports both portfolio-wide objectives and individual property needs.

What we are looking for

You are an experienced marketing professional ready to take ownership of marketing plans, lead integrated campaigns and drive measurable commercial results. You combine strategic thinking with a hands-on approach, are confident managing external agencies and internal stakeholders, and understand how effective marketing translates into enquiries, bookings and revenue.

You are organised, commercially minded and proactive, with the confidence to make decisions, challenge ideas constructively and continually improve how marketing activity is planned, delivered and measured.

Student accommodation or wider property experience is useful, but curiosity, initiative, organisation and sound commercial judgement matter just as much.

Essential requirements

  • At least three years’ experience working in marketing, with demonstrable responsibility for planning and delivering campaigns.
  • Proven experience managing multi-channel marketing campaigns, coordinating activity across multiple channels and aligning delivery with commercial objectives.
  • Strong written English, communication and stakeholder-management skills.
  • A creative, audience-focused mindset, combined with commercial awareness and the ability to turn ideas into effective marketing activity.
  • Practical experience in one or more of the following areas: email marketing and CRM, paid media, SEO or social media, with an understanding of how channels work together.
  • Experience analysing campaign performance and using data to make recommendations, improve activity and support decision-making.
  • Excellent attention to detail, particularly when overseeing pricing, offers, dates, availability and booking information across multiple customer touchpoints.
  • Strong project-management and organisational skills, with the ability to manage competing priorities, multiple campaigns and deadlines in a fast-paced environment.
  • The ability to work independently, take ownership of projects and collaborate effectively with internal teams, agencies and external suppliers.

Desirable requirements

  • Experience managing external agencies, supplier relationships, campaign budgets and performance against agreed objectives.
  • Experience using a CRM or email marketing platform. HubSpot experience would be particularly useful.
  • Experience working with Gen Z audiences and an understanding of their digital behaviours, expectations and content preferences.
  • Strong data-analysis skills, including identifying trends, evaluating campaign effectiveness and translating insights into practical recommendations.
  • Experience in property marketing, student accommodation, residential lettings or another commercially driven, multi-location business.
