About Us

MCR Property is one of the UK's leading privately owned property investment and management groups, with a growing portfolio spanning residential, commercial and purpose-built student accommodation (PBSA). Flow Student is our dedicated student living brand, delivering modern, affordable accommodation across major UK University cities.

In Sheffield, Flow Student operates multiple sites across the city, totalling around 2,000 beds. We are looking for a Head of Operations to take ownership of the performance, presentation and profitability of our Sheffield portfolio, ensuring every resident enjoys a safe, well run and genuinely great place to live. This is a fantastic opportunity for an experienced PBSA or residential operations leader to shape a growing platform and build a high performing team across a cluster of sites.

Key Responsibilities

  • Take full operational accountability for all Flow Student sites in Sheffield, ensuring consistent standards of service, presentation and compliance across the portfolio
  • Lead, motivate and develop site teams, including site managers, night porters, maintenance staff and customer service staff, fostering a strong performance and customer focused culture
  • Own occupancy and revenue performance across all sites, working closely with the sales and marketing team to deliver against lettings targets and minimise voids
  • Manage site level budgets, service charges and operating costs, identifying efficiencies without compromising resident experience
  • Ensure all properties meet health and safety, fire safety and statutory compliance requirements, including liaison with contractors and regulatory bodies
  • Oversee the resident lifecycle from move in to move out, ensuring high standards of customer service, complaint handling and resident welfare support
  • Drive consistent delivery of planned and reactive maintenance programmes, working with contractors and internal maintenance teams to protect asset condition
  • Support the mobilisation of new sites or refurbishment projects within the Sheffield portfolio as the business grows
  • Report regularly to the Head of Student Operations on site performance, KPIs, risks and opportunities across the cluster
  • Build strong relationships with local stakeholders, including universities, letting agents, contractors and the local community
  • Champion a culture of continuous improvement, sharing best practice across sites and embedding company policies and procedures consistently

Requirements

  • Proven experience in an operations management role within PBSA, build to rent, residential block management or a similar multi-site accommodation environment
  • Experience managing multiple sites simultaneously, ideally at a portfolio scale comparable to around 2,000 beds
  • Strong people management skills, with a track record of leading, developing and motivating site-based teams
  • Solid understanding of health and safety, fire safety and statutory compliance requirements relevant to residential or student accommodation
  • Commercial acumen, with experience managing budgets, service charges and driving occupancy and revenue performance
  • Excellent stakeholder management skills, comfortable liaising with universities, contractors, letting agents and senior leadership
  • Strong problem-solving skills and the ability to remain calm and decisive under pressure, particularly during peak arrivals and check out periods
  • Excellent communication and organisational skills, with the ability to manage competing priorities across several sites
  • A relevant qualification in property, facilities or hospitality management is desirable but not essential
  • Full UK driving licence desirable, given the need to travel between sites across Sheffield
  • Flexibility to work occasional evenings or weekends during peak periods, such as student move in
