MCR Property Group is growing its commercial property portfolio and investing in the buildings, workspaces, and teams behind it. Recent activity includes the acquisition of 4M at Manchester Airport and Headrow House in Leeds. As the portfolio grows, we are creating a dedicated commercial brand to give our assets a stronger presence in the market.
We are looking for a Head of Marketing to lead that next stage. This is an opportunity to launch the brand, shape how our properties go to market and build the team that will support them.
The brief is commercial. Attract the right occupiers, generate more qualified enquiries and viewings, help leasing teams convert interest into deals and reduce the time that space sits empty.
The role
Working closely with the Marketing Director, commercial directors, asset managers, property managers, and leasing agents, you will lead marketing across offices, flexible workspace, industrial and mixed-use assets.
Each building has its own market, competition, and leasing challenge. You will turn that understanding into a clear proposition and a practical plan, deciding who the space is for, why they should choose it and how best to reach them. You will bring consistency to the national portfolio while giving individual assets what they need to compete locally.
One of your first major priorities will be bringing our new commercial brand to market. It must work across websites, campaigns, buildings, signage, agent materials, and occupier communications. It must be distinctive, but its value will ultimately be judged by the demand it helps create.
You will have the support of an established in-house studio, CRM team, digital specialists, and wider marketing resource. As the portfolio expands, you will recruit and lead a team dedicated to commercial property.
What you will own
• The marketing strategy and budget for the commercial portfolio, with priorities tied to leasing and asset performance.
• Asset plans that reflect local demand, target occupiers, competing space and the commercial objective.
• Campaigns across property portals, search, paid media, social, email, direct marketing, PR, and agent engagement.
• Websites and landing pages that make available space easy to understand and viewings easy to arrange.
• Marketing launches for acquisitions, refurbished buildings, and repositioned assets, with demand building ahead of availability wherever possible.
• Photography, video, CGI, virtual tours, Matterport, brochures, signage and other materials that help agents and occupiers assess the space.
• Lead capture, CRM processes and reporting that show where enquiries come from, how they progress and which activity contributes to viewings and deals.
• The development of the commercial marketing team, drawing on the wider group’s creative, digital and CRM capabilities.
This is a role close to sales. You will regularly review enquiries, viewing levels, pipeline, agent feedback, and occupancy with the people responsible for leasing. If a campaign is attracting interest that does not convert, you will find out why. If the issue lies with pricing, the product, or the proposition, you will help the commercial team see it clearly and act on it.
Who we are looking for
You will bring senior marketing experience, strong commercial judgement, and the confidence to take ownership. Your background may be in commercial property, workspace, real estate, placemaking, hospitality or another sector where marketing generates demand for physical space.
You should be able to discuss portfolio priorities with a director, then walk a building with an agent and spot what is preventing it from competing effectively. You will understand brand and creative work, but also be comfortable with budgets, digital acquisition, CRM, conversion, and the numbers behind leasing performance.
We want someone who asks useful questions. Who is the right occupier? What else can they choose? Why are enquiries falling away? What are agents hearing? Where is spend producing results, and where should it stop?
You do not need to be a surveyor. You do need to understand that every empty unit has a cost and that effective marketing can help shorten the route from availability to occupation.
What success looks like
Success will show up in more qualified enquiries and viewings, stronger conversion, better support for agents and clearer evidence of marketing’s contribution to leasing. It will also mean effective acquisition and refurbishment launches, less wasted spend, a recognised commercial brand and a capable team built for the portfolio’s next stage of growth.
The role is based in Manchester and is primarily office based, five days a week, with sensible flexibility where required. Regular travel across the UK portfolio is part of the job. Understanding the buildings, meeting the people who operate and lease them, and experiencing them as an occupier would are essential to doing it well.
This is a chance to shape a growing commercial property business at a point when the brand, the marketing operation and the team are being built. The work will be visible, the decisions will matter and the measure of success will be clear: stronger demand and more occupied space.
