Job Summary
The Cluster Maintenance Supervisor is responsible for overseeing and coordinating maintenance operations across multiple hotel properties within the cluster. The role ensures that guest rooms, public areas, building systems, and back-of-house facilities are maintained to the highest operational standards. Particular focus is placed on plumbing, painting, carpentry, electrical systems, and general repair works.
The position supports the implementation of preventive maintenance programmes and ensures that repairs are completed efficiently to minimise operational disruption and maintain guest satisfaction.
Key Responsibilities
Maintenance & Repairs
Supervise and perform plumbing repairs including leak detection, pipe replacements, fixture maintenance, and drainage issues.
Oversee painting and decoration works across guest rooms, corridors, public areas, and hotel facilities.
Carry out general handyman tasks including carpentry, tiling, drywall repair, door and lock repairs.
Coordinate minor electrical maintenance including lighting fixtures, switches, sockets, and general electrical components.
Monitor and maintain HVAC and air conditioning systems across guest rooms and public areas, ensuring systems operate efficiently and faults are identified and resolved promptly. Coordinate with specialist contractors for servicing and repairs where required.
Support room maintenance and refurbishment programmes to ensure guest rooms remain in sellable condition.
Preventive Maintenance
Implement and monitor preventive maintenance schedules across all cluster properties.
Conduct regular inspections of guest rooms, public areas, plant rooms, and building systems.
Identify potential maintenance issues and address them proactively to minimise operational disruption.
Ensure maintenance requests are completed in a timely and efficient manner.
Supervision
Supervise maintenance staff and external contractors across cluster hotels.
Ensure all works are carried out in accordance with hotel standards and operational procedures.
Ensure contractors comply with health & safety requirements and site policies.
Budget & Inventory Control
Monitor maintenance expenses within approved budgets.
Maintain inventory of tools, materials, and spare parts required for maintenance operations.
Coordinate with procurement teams to ensure timely sourcing of maintenance supplies.
Compliance & Safety
Ensure compliance with building regulations, fire safety requirements, and health & safety standards.
Assist with statutory compliance including fire alarm systems, emergency lighting, lifts, and water hygiene checks.
Conduct regular safety inspections and toolbox meetings.
Maintain accurate maintenance logs and compliance documentation.
Coordination & Reporting
Liaise with hotel management regarding maintenance priorities and operational requirements.
Respond promptly to maintenance issues affecting guest experience.
Prepare weekly and monthly maintenance reports for management.
Support renovation, refurbishment, and capital improvement projects as required.
Emergency Response & Operational Support
Respond to urgent maintenance issues including power outages, water leaks, equipment failures, and safety incidents.
Provide on-call or out-of-hours support when required to ensure hotel operations continue without disruption.
Support operational departments during peak periods or emergency situations where maintenance intervention is required.
Qualifications & Requirements
Diploma or technical certification in Mechanical, Electrical, Civil Engineering, or a related field preferred.
Minimum 2–3 years of experience in hotel maintenance, preferably in a supervisory role.
Strong knowledge of plumbing, painting, carpentry, and general building maintenance.
Basic understanding of electrical systems, HVAC systems, and building services.
Experience managing contractors and coordinating works across multiple properties.
Strong troubleshooting and problem-solving abilities.
Good understanding of health & safety regulations and compliance standards.
Basic computer skills for maintenance reporting and maintenance management systems.
