The Building Manager is responsible for overseeing the daily operations, maintenance, and administration of Blenheim Court. This role ensures the building is safe, secure, clean, and well-maintained, while also serving as a point of contact for tenants, vendors, and contractors.
Key Responsibilities:
Operations & Maintenance:
Supervise and coordinate daily building operations.
Conduct regular inspections to identify maintenance needs and safety hazards.
Manage reception, maintenance, cleaning and security services, ensuring cleanliness and security standards are maintained.
Tenant Relations:
Act as the primary liaison for tenants, addressing concerns, complaints, and service requests promptly.
Coordinate tenant move-ins and move-outs.
Ensure compliance with building rules and regulations.
Vendor & Contractor Management:
Source, schedule, and oversee third-party contractors and service providers.
Create and track purchase orders and review service contracts.
Budget & Administration:
Assist in developing and managing the building’s operational budget.
Maintain accurate records of maintenance activities, inspections, incidents, and tenant communications.
Ensure compliance with H&S/Fire regulations.
Maintain Tenancy Schedules and regular reports to management.
Emergency Preparedness:
Implement and update emergency and evacuation procedures.
Respond to emergency situations (e.g., fires, power outages, water leaks) and coordinate appropriate responses.
Qualifications:
Proven experience in facilities or property management (3+ years preferred)
Knowledge of building systems (HVAC, electrical, plumbing)
Familiarity with relevant health, safety, and building regulations
Strong communication and problem-solving skills
Proficient in Microsoft Office and building management software (e.g., Propman)
Ability to manage budgets and interpret financial reports
Education to Degree level preferred but not essential
Property Management and Health and Safety Training Certifications a plus
Working Conditions:
On-site presence required; may involve on-call availability for emergencies
