Who are we looking for?
With significant growth across our new build, accommodation, and commercial sectors, we are seeking an experienced Director with a strong track record in delivering Build to Rent portfolios. This is an exciting opportunity to join a fast-paced, expanding business with clear pathways for progression.
As our Build to Rent Director, you will provide strategic leadership, developing and implementing the BTR strategy in line with business goals. You will play a key role in acquisitions, design, and development to ensure schemes are operationally robust and highly appealing to future residents. You will set and manage long-term operational, financial, and customer service targets for the BTR platform.
A strong people leader, you will oversee all BTR site operations, ensuring brand standards, compliance, and service delivery are consistently achieved. You will monitor core KPIs including occupancy, rent collection, resident satisfaction (NPS), and yield performance, while driving the rollout of tech-enabled management and resident platforms. You will ensure full compliance with health & safety, fire safety, data protection, and legal requirements across all sites.
To support the smooth launch and operation of BTR projects, you will recruit, train, and develop regional and site-based teams, promoting a high-performance culture focused on service, accountability, and professional development. You will lead mobilisation plans for new developments across staffing, systems, branding, marketing, and compliance, coordinating cross-functional teams through pre-opening and lease-up phases. You will support pricing and leasing strategies informed by local market insights.
Resident experience will be central to your role. You will champion a customer-first approach, implementing community programmes, resident events, and wellbeing initiatives to enhance satisfaction and retention, ensuring a seamless journey from enquiry to renewal.
Financial and asset performance will also be a key priority. You will chair meetings with operational and commercial teams on budgeting, forecasting, and financial reporting, working closely with asset managers and investors to maximise asset value. This includes supporting rent setting, capital expenditure planning, and cost control strategies.
Your experience and Qualifications
You will bring 5–10+ years of senior leadership experience within BTR, PRS, student accommodation, or hospitality, with a strong understanding of BTR operations, lease-up, customer service, and property management.
You will have solid financial acumen, including managing large-scale P&Ls and budgets, and possess excellent leadership and communication skills, with the ability to guide multidisciplinary teams and engage diverse stakeholders.
A strategic thinker with hands-on operational capability, you will ideally hold a degree in Real Estate, Business, Hospitality, or a related field, with MRICS or ARLA/IWFM qualifications considered advantageous.
